I don’t know about you, but I’ve never met a home seller who said they wanted less than the most they could get for their property. Even cave dwellers spend time fixing up their surroundings. (Let’s not start on taxes.)

First, you need a professional agent who will give you an accurate assessment of the marketability and value of your property. The second step is understanding the current market and selecting a realistic price. It does you no good to ask a million dollars for a home that will only sell for a hundred thousand in the current market. You’re wasting your time and your agent’s, although no experienced agent will agree to take such an overpriced listing.

The third step is for your agent to evaluate your property’s marketability and provide a list of things you can do to increase the desirability and value of the home. Note that desirability does not always equate to more dollars at the closing table; sometimes, it simply means that the home sells more quickly, but time equals money, so anything you can do that will help the home sell is worthwhile.

Your agent should be able to give you a rough estimate of the return on and feasibility of potential repairs and upgrades. For example, installing a swimming pool will not generate an increase in sales price that is high enough to warrant the expenditure.

So, with these factors in mind, let’s spend a little more time on the idea of prepping your property for sale.
